Basic Terms & Data Policy
JVGhana.com is operated by Gold Coast Homes & Investments Ltd. (“GCH”, “we”, “us”). These basic terms and data policy describe how the platform is intended to be used and how we handle personal and property information.
1. What JVGhana.com is (and is not)
JVGhana.com is a curated introduction and information platform. We help:
- Property owners with suitable assets to package and present their opportunities; and
- Developers and investment groups to discover and review those vetted opportunities.
Unless we explicitly sign a separate agreement with you, GCH and JVGhana.com are not acting as your legal, tax, financial, or investment advisor. Any decision to enter a joint venture, purchase, lease, or other transaction is made directly between the parties involved.
2. Eligibility and acceptable use
By using the platform you confirm that you:
- Are at least 18 years old and legally able to enter contracts; and
- Are either the property owner, an authorised representative, or a genuine developer / investor.
You agree that you will not use the platform to:
- Misrepresent ownership or authority over any property;
- Upload false, misleading, or incomplete information on purpose; or
- Engage in fraud, money laundering, or any unlawful activity.
3. Vetting, listings and no guarantees
For qualifying properties we carry out a commercial vetting process (for example, title searches, planning checks, simple market analysis). This process is designed to improve information quality and reduce obvious risk.
However:
- Vetting is based on information and documents available at the time.
- We may rely on third-party records (for example: Lands Commission, surveyors, planners).
- We cannot guarantee that a property is free from all issues or that a transaction will complete.
You must always carry out your own independent due diligence using your own professional advisors before committing to any deal.
4. Fees and commissions
Owners typically pay non-refundable vetting and listing fees and, where applicable, a success-based commission if a transaction completes following an introduction via JVGhana.com.
Specific fee levels and triggers are set out in the Owner Mandate or similar written agreement you sign with GCH. In case of conflict between that mandate and this page, the signed mandate prevails.
5. Data we collect
We collect and process the following main categories of data:
a) Contact & identity information
- Names, email addresses, phone numbers;
- Organisation / company details, role and basic KYC/KYB information.
b) Property & deal information
- Location, size, title status and planning/zoning information;
- Uploaded documents (e.g. site plans, title documents, images);
- Preferred deal structure, pricing expectations and timelines.
c) Usage information
- Basic web usage data (pages visited, time, device/browser type);
- Account activity such as enquiries, favourites and messages.
6. How we use your data
We use the data described above to:
- Review and vet property submissions;
- Create and maintain listings and data rooms;
- Match owners with suitable developers/investors;
- Provide the platform, respond to enquiries and support users;
- Improve our services and maintain platform security; and
- Comply with legal and regulatory obligations.
7. Sharing of data
We may share your information with:
- Counterparties – for example, where you request that your opportunity be shown to vetted developers/investors, or where you apply for access to a specific deal.
- Service providers – such as hosting, email, payment, or document signing providers who help us operate the platform.
- Legal / regulatory authorities – where required by law, to protect our rights, or to help prevent fraud.
We do not sell your personal data to third-party marketing lists.
8. Cookies and tracking
We may use simple cookies or similar technologies to keep you logged in, remember basic preferences and understand how the platform is being used so we can improve it. You can usually manage cookies through your browser settings.
9. Data protection & security
We take reasonable technical and organisational measures to protect your information, including secure hosting, access controls and staff awareness. However, no system is perfectly secure, and we cannot guarantee absolute security of data transmitted over the internet.
We aim to handle personal data in line with applicable Ghanaian law, including the Data Protection Act, 2012 (Act 843), and any other relevant regulations.
